If you’re buying a historic home, you need to know that the inspection process will have a different focus than a modern home.

Historic homes were built differently, using different materials and allowable spans. At the time of their construction, there were few if any codes for the builder to go by. Because of that, some historic homes were overbuilt and have fared well over time while others were under built and have wilted during the same time.

Inspecting in Atlanta, I have had valuable experience inspecting older homes. Foundations are different and varied, the wood used is usually thicker but can now be brittle, the original wiring was (and sometimes is) a fire hazard and repairs done along the way may have been poorly done or have failed.
